Application Process

Rancho Property Works LLC Application Process

 

We provide great rental homes throughout the Albuquerque Metro area, and look for qualified tenants to fill them. Please take the time to review the following information before completing your application.

 

Rancho Property Works LLC has a written brokerage relationship with the property Owner’s to act on the Owner's behalf with the respect to the leasing and management of the rental property.

 

Application Standards

 

The following are standards that will be used to judge your application for tenancy.  You must meet these standards to qualify for a rental with our company.  We will check the following:

 

  • Photo ID for all applicants over the age of 18 is required at the time of application.  Please make a copy and return it with your application.
  • Employment history and income.   Your Total Gross Income of at least three (3) times the rent amount on a Monthly basis. Married couples and related residents over 18 may combine income. Two or more non-related persons should each have a gross income of at least three (3) times the monthly rent.   Applicants who receive housing assistance must show proof of assistance on the application.  All applicants will provide copies of three (3) most recent pay stubs to verify income if your employer is unable to verify.  If you are self-employed, we will need tax returns or other income verification.  You must have six months on the same job or in the same profession, or show proof of student or military status unless you are receiving housing assistance.
  • Applicant Credit history to determine credit worthiness we obtain a report from a credit reporting agency.   No outstanding collections or judgments.  All collections and/or judgments must show as paid in full.  Having no credit history is ok.
  • Applicant(s) Rental History to verify that Applicants are free of skips, evictions and unpaid rents within the last two years.  No evictions for cause are accepted within the last two years.  We require a history of two years regardless of state or country.  Reports obtained from previous landlords must be good or positive.  Negative reports including timeliness of rent, condition of property, money owed and not paid, or other "breech of agreements" will be grounds for denial of your application.  You must have given your current landlord proper notice to vacate.  If you have never rented before you may provide a personal reference as a substitute.
  • Criminal History.  No convictions within the last  seven years for felony crimes including but not limited to distribution or manufacture of drugs, aggravated battery, robbery, burglary, rate, murder, or any felony crime against a child.   No convictions with the last year for drug related misdemeanors or domestic violence.
  • Fees and Pets Policies on pets vary from home to home. Please call the office to determine the pet policy for the home for which you are applying.

Submitting an Application

 

You can get an application from the office by US mail, E-Mail, Fax, A Rancho Property Works Representative or from this site directly.   There is a non-refundable $30 application fee per resident. Each person on the lease is required to complete an application.  Please complete the application including the property address you are interested in and deliver it along with your application fee to the office via US mail or in person to a Rancho Property Works representative.  If we have more than one application on the same home, the first completed application with deposit will have priority.

 

Signing the Lease and Related documents

 

Once we receive your completed application and fee we’ll complete the background check for the resident(s).  Most applications are processed in three to five business days.  Once your application is approved you will be contacted by phone to schedule a lease and document signing appointment.  Approved applicants have five business days to execute and return leasing agreement and related documents.  At that time, all money for deposit and / or any prepaid rent will be due.  Failure to execute these agreements or pay any due amounts within that time limit may result in the application deposit being forfeited and the property placed back on the rental market.

 

Security Deposits equal one month's rent.  A deposit, normally of one-half of the Security Deposit amount, may be required at the time of application and fee are submitted for some specific move-in properties.   The Security Deposit is refunded if the application is not accepted.  The balance of the Security Deposit is due upon move-in.

It is unlawful to discriminate against any person based on race, color, national origin, ancestry, religion, sex, disability, family status, sexual orientation or gender identity. We strictly adhere to this policy.

 

 

My/Our signature below acknowledges that I/We have read the above Application Process and Standards for tenancy and understand that I/We will be judged on the above standards, and must meet them to qualify for tenancy.  In addition, I/We understand that if the application is denied the application fee is non-refundable.
