Full Service Property Management
Placement Services
· Property/Unit Advertising consisting of yard signs, news papers and web sites.
· Respond to all inquiries and set appointments for showing property/unit.
· Screen rental prospects have them complete application(s).
· Provide Rental forms and related lease documents executed by tenants.
· Collect move-in money.
Management
· Coordinate tenant occupancy – conduct move-in inspections.
· Make rent collections.
· Pay water, sewer and garbage bills as needed.
· Handle all tenant communications.
· Arrange for landlord obligated and or approved repairs, maintenance or improvements.
· Furnish statement to Owner with itemized list of expenses and income.
· Negotiate rent and lease renewals.
· Property inspections.
· Management Service Fee:
Single Family Home: Seven Percent (7%) Monthly Rent collected + Gross Receipts Tax +
$200 Operating Fund Deposit on Account
2-4 Plex Apartments: Nine Percent (9%) Monthly Rent + Gross Receipts Tax +
$200 Operating Fund Deposit on Account
5+ Unit Apartments: Custom Proposal / Quote + Gross Receipts Tax
Maintenance Services
· Unit Make ready including interior painting, cleaning and any simple repairs.
· Grounds/Yard weeding, hauling, spraying.
· Unit Re-Key on turnover.
· Simple maintenance and repairs.
· On site coordination with Plumbers, Electricians or other trades as needed.
· Maintenance Service Fee: $30 an hour + Materials. Minimum $30 service charge. After hours extra
